PROPERTY DESCRIPTION:  Undisturbed Native Bluestem and mixed grasses still exist in the Flint Hills! Just take a look at this pasture and the country around it, Flint Hills Grass for miles in every direction. The Rolling Hills pasture is fenced with average 5-7 wire steel & hedge post fence. The property is watered by a large stock pond and two springy draws: one on the south & one on the north. There is also a small pond on the south side of the pasture. This is a clean navigable pasture with very few trees and no large outcroppings of limestone. There are no improvements to pay taxes upon. A reminder of days gone by is by the remains of an old Homestead in the southeast corner with just a stone foundation and a small cement structure. TERMS:  Earnest money of $50,000.00 is due day of the auction upon signing of the contract and is payable to Lyon Co Title. The balance will be due on or before March 28, 2019 at time of closing at which time buyer will receive Kansas Warranty Deed. There is not an ag lease on the property at this time. The buyer will receive full possession at time of closing. Early possession will be discussed to qualified buyers for preparing for the 2019 grazing season. 2019 taxes will be the responsibility of the buyer.  Title insurance and title company closing fee will be shared 50/50 between buyer and the seller.  All inspections must be done prior to the auction. The property is sold in as is condition.
