DIRECTIONS:  From Burns, KS, 2 miles north on Hwy. 77 to Rd. 30th, then east 1.5 miles to Arrow Rd, north ½ mile to home site on west side of county road.

REAL ESTATE

TRACT 1: 40 Acres more or less-Cropland & Tame Grass

Location: 1.5 miles east from the junction of 30th and Arrow Rd, 1/2 mile north on A Rd, property is on the East side of the road.

Legal:  SW/4 of NW/4 less R/W in Sec 24, Twp. 22, Rge. 5 East Chase Co. Ks.

Taxes:  $301.33 Sellers mineral rights transfer to Buyer, there are no mineral leases or production on the property.

Desc:  Tract 1 has cropland acres of 34.52 and Tame Grass acres in waterways of 3.90 Acres . Terrace and Waterways are in good condition. Ag acres 38.42.  Soils consist of: Approx 10%-Reading Silt Loam -Approx 10%, Irwin Silty Clay Loam 1-3% slopes- Approx 10%, Tully Silty Clay Loam 3-7% slopes - Approx. 70% Labette Silty Clay Loam 3-5% slopes,  Fences are average to nonexistent along the county road. Desc:  Acreage: 83.37 Acres of Rolling Native Grass, 6.93 Acres of Tame Grass, 68.40 Acres of Cropland. Ag acres 158.7.  Rolling Native Bluestem grass is on the western high side of the property. Fences are steel corners with steel posts & barb wire in above average condition.

The pasture is free of brush and is watered by a pond. Access is good with a county road on the south and one on the west.  The Cropland acres are on the lower east side with terraces & waterways in place. The cropland is also fenced with above average fences.

Taxes:  $2,058.52 (This is tax amount for Tracts 3 & 4, they were not split off at time of printing.)  Sellers mineral rights transfer to the buyer. There is no mineral lease or production on the property.

Desc:  Acreage: Approx. 84.49 acres of native bluestem grass, 3.80 acres of tame grass, 61.71 acres of cropland. Ag acres 147.16.  The rolling hills of bluestem on each side of the valley makes for beautiful views of the cropland & timbered draw running through the property. Some of the lower ground was farmed at one time, but it is now in Bluestem. The pasture is not fenced. The big grass & timber draw makes for a great shelter for wildlife and for livestock. There is a well on the hill where a windmill used to pump. Some fence & water would put this grass ready for livestock. Good access from 3 county roads. The cropland is terraced and has waterways in place.  Soils consist of: Approx 60% Irwin Silty Clay Loam 1-3% slopes, Approx 40% Chase Silty Clay Loam 1-3% slopes,  There are no fences around the cropland. It is not planted at this time. This is a mixed property ready for some equity building. New fences & water sources would add to the livestock value while having great wildlife habitat. Location: 355 Arrow Rd (auction site)

Taxes: (listed on tract 3 for both tract 3 & 4) Sellers mineral rights transfer to the buyer. There are no mineral leases or mineral production on the property.

Improvements: This 1 1/2 story wood frame home built in 1900, sits nestled on a timbered hillside overlooking the valley below. Total living area is 1420 sq.ft. There are 3 (possibly 4) bedrooms, updated bath. There is a Sigler propane stove and the home has window air conditioning. The home has vinyl siding, mostly updated windows, composition roof, private well with water softener & reverse osmosis. The septic system has a tank and a lagoon. Home is on crawl space with stand up area under part of the home. Wait until you see the 72'x54' Morton Machine/Shop building. Tracts will each be offered and sold in the order listed. There will not be any combinations offered. The balance will be due on or before May 21, 2013. Title insurance shall be split between the buyer and the seller for the owner's policy. Hannaford Abstract and Title, Marion, Ks, will be escrow and closing agency. Taxes will be prorated on Tract 4 as to time of closing. Taxes for 2013 for Tract 1, 2, 3 will be the responsibility of the buyer. Buyer will receive the seller's lease proceeds for the remainder of the lease.

Terms of the Lease: The ag land is leased through March 14, 2015. Grass lease is based on 80 acres @ $25.00/acre (on tract 2) and the cropland lease is based on 209 acres @$50.00/acre. Rents are due and payable January 1st of each consecutive year.
