PROPERTY LOCATION:  From 56 Hwy and I-135 at east edge of McPherson, Kansas, take I-135 North 5 miles to Exit 65 (Pawnee Rd.) Take Pawnee Rd west 4.5 miles to 12th Ave, then North on 12th Ave 1.5 miles to southeast corner of property.

TERMS:  Earnest Money  $30,000.00 upon signing of contract. Check made payable to McPherson Co. Abstract & Title.  The balance due on or before October 14, 2014 at which time trustees deed will be given.  Title insurance and closing fees of the title company shall be split between the buyer and the seller. Immediate possession of cropland to qualifed buyer. Possession of the pasture land shall be given November 15, 2014 at the end of the pasture grazing lease.  Seller will receive 2014 lease income and will pay the 2014 real estate taxes based on 2013 amounts. Property is not sold contingent upon financing. Sold as is and in its present condition considering reasonable cattle lease and weather conditions.
