PROPERTY LOCATION:  From Lincolnville, Ks go 2 miles south on US 77 Hwy to Rd 270th, then 2 miles East on 270th to the NW corner of Tract 1.  Tract 2 is west across the road from the south end of Tract 1 and Tract 3 is East across the road from the south end of Tract 2.

TRACT 1:  Brief Legal and Access:  Approximately 74.01 acres in the W/2 NE/4 of Sec. 30, Twp. 18, Rge. 05 Marion Co. Ks. Access with 270th Rd on the north and  X Ranch Rd on the west.

Description:  What a nice tract for row crop production with Reading, Verdigris, and Chase Silty Clay Loam and some Tully Silty Clay loam soils. All this lies on either side of the East Branch of Clear Creek.  Approximately 62.51 Acres are tillable and 11.5 acres M/L in timber and creek.  There is approximately 23.67 acres of wheat planted & the balance of cropland  will be available for spring crops.  With East Clear Creek through the property, this is a great deer & game bird property, but also has a good income source with the cropland acres. TRACT 2:  Brief Legal and Access:  Approximately  191.92  Acres in the  SW/4 & SE/4  NW/4less ROW all in Section 30, Township 18, Range 05 Marion Co. Ks.  Location is across the county road to the west from Tract 1. Access is from Rd. 260th on the south & X  Ranch Road on the east with Xavier Rd on the west. 

Description:  Here is a nice size tract of cropland along either side of East Clear Creek with 166.59 Acres, with mixed soils of Verdigris, Silt Loam, Irwin Silty clay, Tully silty clay loam, Osage silty clay, and Clime silty clay. It is a very productive and farmer friendly parcel with nice size fields and easy access.  Currently there is approximately 83 acres of wheat planted for 2019 harvest, the balance of approximately 83.59 acres was in beans in 2018 and is ready for the buyer to plant the 2019 crop. The county shows 25.33 acres of native grass which also includes approximately 10.24 acres of creek and timber within the 25.33 acres. The other 15.09 Acres M/L is in native grass hay meadow.  With the hay meadows, timber, East Clear Creek, plus cropland-What a combination! TRACT 3:  Brief Legal and Access:  Approximately 33.15 acres in SW/4 SE/4 except a metes and bounds tract all in Section 30, Township 18, Range 05 Marion Co, Ks.  The Location is across the County Rd East from the south end of Tract 2.  This tract has great access with county road 260th on the south and X Ranch Rd on the west.

Description:  If you need a smaller upland tract for the first-time buyer or a smaller acreage for a cash buyer this maybe the one. This upland tract has a soil type of Tully silty clay loam. The 2018 crop was milo and now it is open for the buyer & the 2019 crop.   The dryland acres are 30.28 and the native grass acres are 2.87. This is an efficient tract with very few non- usable acres.

TERMS:  Tract 1-2-3-will be sold in that order and will be sold separately and not as a unit. Earnest money: Tract 1- $15,000.00.  Tract 2-$40,000.00.  Tract 3- $7,000.00 with earnest money payable at signing of the contracts to Security First Title, Marion Ks. The cost of the title insurance policy and the fees of the title company are split equally between the buyer and seller.   The property is sold with a crop share lease on the 2019 wheat harvest. Possession of the wheat ground will be after the 2019 wheat crop is harvested. Possession of the balance of cropland will be at closing on or before March 28, 2019.  2019 real estate taxes will be the responsibility of the buyer and the buyer will receive the landlord crop share of 1/3 of the wheat and will be responsible for 1/3 of the fertilizer expense and 1/3 of any chemicals used.   The buyer will receive the mineral income based upon the percentage of acres purchased compared to the total acres of the lease.  FSA information was not available at time of printing.  Any inspections will be the responsibility of the buyers.
